EXCEEDING THE GOALS OF OUR CLIENTS

Our Project Management procedures are developed based in the good practices established by the PMI® (Project Management Institute) for the correct management of projects, and thus facilitate the achievement of the goals and the establishment of the project baselines (scope, cost, time).

As Project directors we assume the leadership and coordination of the project, overseeing the project in an integrated way, in order to plan, direct and supervise the work of the project, to anticipate problems, reduce risks and provide solutions.

We establish a lifecycle for each project, which we divide into three general phases of execution: pre-construction, construction and post-construction, which we use as a guide for planning the scope and work of our services in each specific case.

Pre-Construction

In this first phase we’ll concentrate in the processes of the Initiating and Planning groups (according to the PMI® process groups), and will seek to establish the baselines of the project (scope, cost and time), to then proceed with the formation of the pre-construction team (specialized laboratories, designers, several consultants, etc.) and start the execution of the pre-construction works (concentrated in preliminary procedures with public institutions, technical studies, designs, permits, etc.).

Finally, a second procurement process will take place to complement the pre-construction team of the project (with quality laboratories, contractors, material and equipment suppliers, etc.) according to the needs of the next project life cycle phase (construction) and thus declare Phase 1 as completed.

Construction

After having planned, established baselines and formed the project team, in this second phase the construction will be executed.

Project management efforts will concentrate on Monitoring and Control processes, monitoring and controlling the project timeline (using follow-up work schedules, S curves of contracts, revisions of the physical progress in site, etc.), the execution of the budget (with control of the change orders), the quality of the project (through coordination of inspections made by the technical team, “submittals” approval, execution of quality tests, etc.) and the integration of the operating team of the organization that will manage the operation of the completed work.

Post-Construction

As the final phase of the project life cycle, the Project management tasks will focus on the closing processes, looking for the final acceptance of the works and the assurance of compliance with the scope baseline.

We take care of legally closing the relationships with the different teams of the project through the settlement of the contractual relations with the customer. At this stage we also provide support to the operation team of the client to set up the operation.
